1 Our role

SasteGhar is a platform that displays property listings and connects buyers with the people selling or representing them. We are not a promoter, builder or developer of any project shown here, we are not a party to any transaction, and we do not carry a promoter's obligations under RERA in respect of any project on this platform. Those obligations rest with the promoter of the project concerned.

2 Agent registration

RERA requires a real estate agent to be registered with the authority for the State or Union Territory in which they operate, and prohibits an agent from facilitating the sale or purchase of a unit in a project that is required to be registered but is not.

Every associate partner listing on this platform undertakes, as a condition of using it, that they hold a valid agent registration wherever the law requires one for the activity they are carrying on and will keep it current. We ask each partner to supply their registration number, and we do not independently confirm it with the issuing authority. Ask the partner you are dealing with for their registration number and check it on the relevant authority's portal — §5 explains how.

SasteGhar does not presently hold an agent registration number of its own. If a transaction you are considering requires the services of a registered agent, ask us and we will tell you who is acting in that capacity before you proceed.

3 What we check, and what we do not

A listing is reviewed by our team before it appears on the site. It is worth being precise about what that review covers, because the gap between it and a legal verification is where a buyer gets hurt.

What our review covers

That the listing is complete, coherent and not obviously misleading.
That the photographs are of a property and are presented as what they are.
That the price, configuration, area and locality supplied are internally consistent.
That the partner submitting it has an approved account with an identity document on file.

What it does not cover

Title, ownership, encumbrances or the chain of ownership.
Any physical inspection, survey or measurement of the property.
Sanctioned plans, commencement, occupation or completion certificates.
Confirmation of any RERA registration with the authority that issued it.
The financial standing of any promoter, seller or agent.

Where a listing carries a badge, label or wording suggesting it has been verified, that refers to our internal review as described above and to nothing else. The binding definition is in §3 of our Terms of Use.

4 Before you commit money

Do these yourself, or through your own advocate:

Look up the project's RERA registration number on the authority's own portal, and read the quarterly progress and the approved plans filed there.
Have an advocate examine the title deeds, the chain of ownership, and a current encumbrance certificate.
Inspect the sanctioned building plan, the commencement certificate, and — for a completed building — the occupation or completion certificate.
Confirm whether the area quoted to you is carpet area or built-up area, and get it in writing. RERA defines carpet area, and it is the figure that governs.
Make every payment by traceable banking channel, into the account named in the agreement — for a registered project, the designated project account. Take a receipt for each one.
Read the agreement for sale before you pay more than 10% of the price; RERA requires a registered agreement at that point.
Ask the agent for their own registration number, and keep a record of who you dealt with.
Never pay a booking amount or token to SasteGhar. We do not collect money for any property.

5 Where to check

Registration is checked with the authority for the State or Union Territory the property sits in. For the areas we cover:

Mohali, Kharar, Zirakpur, Banur Road and the rest of Punjab — Real Estate Regulatory Authority, Punjab (rera.punjab.gov.in).
Chandigarh — Real Estate Regulatory Authority, UT Chandigarh (rera.chd.gov.in).
Panchkula and the rest of Haryana — Haryana Real Estate Regulatory Authority, Panchkula (haryanarera.gov.in).

Each portal lets you search registered projects and registered agents by name or number. If a project you are being sold is not listed there and is not exempt from registration, treat that as a reason to stop and take advice.

6 Reporting a listing

If you find a listing on this platform that is inaccurate, misleading, missing a registration number it should carry, or that you believe should not be advertised, tell us and we will look at it and remove it if it should not be there.

We acknowledge reports within 24 hours of receipt, and aim to resolve them within 15 days. Reporting something to us is not a substitute for a complaint to the relevant RERA authority, which you are free to make directly.
