1 Acceptance of these terms

These terms govern your use of the SasteGhar website and the associate partner portal (together, the "platform"), operated by SasteGhar Realty Pvt. Ltd. By using the platform you agree to them and to our Privacy Policy. If you do not agree, please do not use the platform.

Your use is also subject to the laws of India, including the Real Estate (Regulation and Development) Act, 2016 ("RERA"), the Information Technology Act, 2000 and the Digital Personal Data Protection Act, 2023.

2 What SasteGhar is — and is not

SasteGhar is a platform that displays property listings and puts interested buyers in touch with the people selling or representing them. That is the entire service.

We are not a promoter, builder or developer of any project shown on this platform, and we do not take on a promoter's obligations under RERA in respect of any of them.
We are not a party to any transaction between you and a seller, developer or associate partner. Any agreement to sell, allotment, booking or payment is between you and that person, and we are not a guarantor of it.
We give no legal, financial, tax or investment advice. Nothing on the platform is an offer, an invitation to offer, or a recommendation to buy.
We do not hold your money. No booking amount, token, advance or consideration of any kind should be paid to SasteGhar or to anyone claiming to collect it on our behalf.

3 Listing information, prices, and what "verified" means here

Listings are supplied to us by sellers, developers and associate partners. We review a listing before it is published and reject what does not meet our standards, but the underlying information originates with the person who submitted it.

What "verified" means on this site

It means the listing has been through our internal review of the information and photographs supplied to us before publication. It does not mean that we have carried out a title search, verified ownership or encumbrances, inspected the property or its construction, confirmed any approval, sanction or completion certificate, or checked any registration with a RERA authority or any other public office. No badge, label or description anywhere on this platform should be read as any of those things.

Prices, availability, dimensions, floor plans, amenities, possession dates and approvals are indicative, are subject to change without notice, and must be confirmed with the seller or developer before you rely on them.
Images, plans and walkthroughs are for illustration. Artist's impressions and sample interiors do not form part of any offer.
Area figures may be stated as built-up or carpet area. Confirm which is which, in writing, before you transact.
Verify independently before you commit money. Inspect the property, examine the title deeds and chain of ownership, check sanctioned plans and approvals, and confirm the project's RERA registration on the relevant authority's portal. Our RERA information page sets out how.

4 Who may use the platform

You must be at least 18 years old and legally able to enter into a contract. If you create an account, keep your credentials confidential, give us information that is accurate and current, and tell us promptly if you believe your account has been used without your authority. You are responsible for activity under your account.

5 Enquiries and unlocking a listing

Some listing details, including the exact price, are shown after you give your name and contact number. When you unlock a listing or send an enquiry, you are asking us to put you in touch about that property — so you agree that we may share the details you give with our advisors, with the seller, developer or listing party for that property, and with the associate partner who referred you to us, for the purpose of responding to you. What we collect and who it reaches is set out in the Privacy Policy.

You confirm that the contact details you submit are your own, or that you have the authority of the person they belong to. You may ask us at any time to stop contacting you, and you may exercise your rights under §7 of the Privacy Policy.

6 Associate partners

This section applies to you if you apply to join, or have been admitted to, the SasteGhar associate partner programme. It is in addition to the rest of these terms, which apply to you as well. What we do with the personal data you give us as a partner — including your identity document — is set out in §8 of the Privacy Policy.

6.1 Applying, and being approved

Anyone aged 18 or over may apply. Applying does not make you an associate partner, and we may accept or decline an application at our discretion without giving reasons. There is no fee to apply and no fee to hold a partner account.

You must give us accurate registration details and one government photo identity document of your choosing, together with its number. We check that the number is in the correct form for the type of document you selected. That is a format check and nothing more — we do not contact the issuing authority, and neither our acceptance of your application nor anything shown in the portal is a representation by us that your identity, your credentials or your registration have been verified against any official record.
Your partner identifier and your referral link are issued when your application is approved, not when it is submitted. Until then you have no partner account and nothing to sign in to.
On approval we email you a single-use link to set your password. It expires, and it is the only way your account is opened. Keep your credentials confidential; you are responsible for what is done under your account.
We may decline an application, and we may later suspend or close a partner account — see §6.7.

6.2 What you promise us on every listing

An associate partner listing property on the platform represents and warrants, on each submission, that:

they hold a valid registration as a real estate agent under RERA wherever the law requires one for the activity they are carrying on, and will keep it current;
they will not facilitate the sale or purchase of any unit in a project required to be registered under RERA unless that project is so registered;
they have the authority of the owner or the promoter to market the property, and have not misrepresented that authority;
every description, photograph, price, area figure and location submitted is accurate and not misleading, and the photographs are of the actual property or are clearly identified as representative;
they will not post duplicate or fictitious listings, or listings for property that is not genuinely available;
they will use the contact details of any buyer they receive through the platform only to assist that buyer with their property search — never to resell, rent out, market or transfer those details, and never for any purpose the buyer did not ask for; and
they will comply with applicable law, including RERA, consumer protection law, the Digital Personal Data Protection Act, 2023 and telecom regulations governing calls and messages.

6.3 How a listing you submit is handled

A listing you submit is reviewed by us before it appears on the site. We may publish it, or send it back to you with a reason so you can correct it and submit it again, or decline it. We are not obliged to publish anything.
Once a listing is live it cannot be edited. If the price, the details or the photographs change, withdraw the listing and submit it afresh. This is how the platform works, and it applies equally to listings our own team publishes.
Withdrawing a listing is final. A withdrawn listing cannot be put back; submit a new one instead.
You keep ownership of the photographs and descriptions you submit, on the licence terms in §8. We may remove or decline any listing at any time under §13.

6.4 Your referral link

Your referral link is issued on approval and is personal to you. Do not share it as though it were someone else's, and do not use it in unsolicited messages or in any way that breaches telecom or consumer protection law.
A referral is recorded only where the visitor's own cookie choice allows it. A visitor who declines marketing cookies is not attributed to anyone — including you — and we have no way to credit a referral we were not permitted to record. This is a genuine limitation of the programme and you should know about it before you rely on a link.
Where a referral is recorded it becomes a permanent part of that buyer's record. We do not remove, reassign or overwrite a recorded referral on request.
Any figure, count or standing shown in the partner portal is our internal record of activity on the platform. It is provided for your information, is not a statement of account, and creates no entitlement to payment.

6.5 Buyer details you receive

Where we pass you a buyer's details through the portal, we are asking you to help that person with the property search they came to us about, and nothing else. In respect of those details you must:

use them only to assist that buyer with that search, and stop if they ask you to stop;
never sell, rent, share, publish or transfer them to anyone else, and never add the buyer to a marketing list;
keep them confidential and secure, and not retain them once you no longer need them for that purpose;
comply with the Digital Personal Data Protection Act, 2023 and with the regulations governing commercial calls and messages; and
tell us promptly if you become aware that they have been lost, disclosed or misused.

Misuse of a buyer's contact details is a serious breach of these terms and will normally result in immediate suspension under §6.7, in addition to any liability you incur under §12.

6.6 The relationship between us, and money

Partner participation does not create employment, agency, partnership or joint venture between the partner and SasteGhar, and no partner may hold themselves out as authorised to bind SasteGhar, to accept money on our behalf, or to make any representation, promise or commitment on our behalf to a buyer.

The platform does not calculate, administer or pay brokerage or commission. It records which partner referred a buyer; it does not itself determine any entitlement to brokerage or commission, which is a matter between the partner and whoever engages them, on whatever terms they agree. Nothing in the portal is an offer of payment by us, and no amount is payable by us to a partner except under a separate written agreement signed by us.

You are responsible for your own taxes, registrations, filings and costs arising from your activity as an associate partner.

6.7 Suspension and closure

Partner accounts, identifiers and referral links are issued by us and may be withdrawn or suspended. We may suspend or close a partner account where we reasonably believe these terms or the law have been broken, where a listing or a representation has been found to be false or misleading, where a buyer's details have been misused, or where we need to protect users of the platform.

While an account is suspended, access to the partner portal stops and the referral link no longer credits anyone. We retain the partner record, including your identity document and the audit trail of activity on the account, as the record of the account and the decisions taken about it — see §5 of the Privacy Policy. You may stop using the platform and ask us to close your account at any time.

7 What you must not do

Post or transmit anything unlawful, fraudulent, defamatory, obscene, discriminatory or infringing of anyone's rights.
Impersonate any person, or submit another person's contact details as your own.
Scrape, harvest, crawl or bulk-extract listings, contact details or other content, or use the platform to build a competing database.
Attempt to gain unauthorised access to any part of the platform, to any account, or to the systems behind them; or introduce malicious code; or interfere with the platform's operation.
Use contact details obtained through the platform to send unsolicited marketing.
Copy, reproduce or republish material from the platform without our written permission.

8 Content and intellectual property

The platform, its design, text, graphics, logos and software are owned by SasteGhar or licensed to us, and are protected by law. You may use them only to use the platform for its intended purpose.

If you submit content — a listing, a photograph, a description, a review — you confirm that you own it or have the right to submit it, and you grant us a non-exclusive, royalty-free licence to host, display, reproduce and adapt it for the purpose of operating and promoting the platform. You remain responsible for it. If you believe content on the platform infringes your rights, write to the Grievance Officer in §14 with details and we will act on it.

9 Third-party content and links

Listings, builder information and any external links are third-party content. We do not endorse them and are not responsible for the content or practices of any site we link to.

10 Disclaimer

To the extent permitted by law, the platform is provided on an "as is" and "as available" basis. We do not warrant that it will be uninterrupted or error-free, or that any listing, price, measurement, description or other information on it is accurate, complete or current. We give no warranty as to the title, quality, condition, legal status, approvals or fitness of any property, or as to the conduct, credentials or solvency of any seller, developer or associate partner.

11 Limitation of liability

To the fullest extent permitted by law, SasteGhar is not liable for any indirect, incidental, special or consequential loss, or for loss of profit, opportunity, goodwill or data, arising out of your use of the platform or any dealing with a seller, developer or associate partner.

Our total aggregate liability arising out of or in connection with the platform, whether in contract, tort or otherwise, is limited to the amount you have actually paid us in the twelve months before the event giving rise to the claim, or ₹5,000, whichever is higher.

Nothing in these terms excludes or limits any liability that cannot be excluded or limited under Indian law, including liability for fraud, for fraudulent misrepresentation, or for death or personal injury caused by our negligence. Nothing in these terms affects your rights under the Consumer Protection Act, 2019.

12 Indemnity

You agree to indemnify SasteGhar and its directors, officers and employees against any claim, demand, loss or expense (including reasonable legal fees) arising out of your breach of these terms, your misuse of the platform, any content you submit, or your infringement of any law or of anyone's rights.

13 Suspension, termination and changes

We may suspend or withdraw access to the platform or to any account, and may remove or decline any listing, where we reasonably believe these terms or the law have been broken or where we need to protect users of the platform. We may change the platform, and may change these terms; the effective date at the top shows when they were last revised, and continuing to use the platform after a change means you accept the revised terms.

We acknowledge complaints within 24 hours of receipt, and aim to resolve them within 15 days.

15 Governing law and jurisdiction

These terms are governed by the laws of India. Subject to any right you have as a consumer to approach a forum where you reside, the courts at Sahibzada Ajit Singh Nagar (Mohali), Punjab have exclusive jurisdiction over any dispute arising out of or relating to these terms or the platform.

16 General

If any provision of these terms is held unenforceable, the rest continues in force. Our failure to enforce a provision is not a waiver of it. You may not assign your rights under these terms; we may assign ours to a successor to our business. These terms, together with the Privacy Policy, are the entire agreement between you and us in relation to the platform.
